Hotel on the Circle

Located on the southern edge of one of the most important public open spaces in the City, this hotel is the conversion of an existing modernist office tower. While the relatively small and irregularly shaped floor plate (with an open air atrium) was a poor fit for a contemporary office setting, it is perfect fit for a 110-key boutique hotel.  And while the horizontal site connections are remarkable, perhaps the most unique set of connections occur in section, from a rooftop restaurant with panoramic views across the City, to a subterranean day spa/bath complex which will inform the hotel branding.

Perched on the Potomac River near Harpers Ferry, this project reimagines a modest, piecemeal cottage as two linked A-frame pavilions. A flat roof connects old and new, creating a seamless transition between the original home and a new living space oriented toward sweeping river views. The existing A-frame was extended to house the entry and master suite, while a rotated roof ridge on the new volume opens up expansive glazing rarely possible with traditional eaves.

A straightforward HVAC strategy locates ductwork above corridor ceilings, preserving open ceilings in offices and conference rooms. These exposed ceilings are painted a deep blue to align with the bank’s branding and subtly frame exterior views, reinforcing a clean, modern aesthetic.

Located in Baltimore, this full-gut renovation of a three-story rowhouse transforms the existing masonry shell into a flexible live/work space. Initially designed as the corporate headquarters for a local developer, the layout accommodates future residential conversion—with spaces adaptable as either a living room or workstation, master bedroom or conference room. A new side kitchen addition takes advantage of a rare Baltimore side yard, creating room for a private deck. Raw finishes, exposed ductwork, and industrial detailing reflect both the character of the original structure and the personality of the client.

This tenant fit-out for a national law firm’s Annapolis satellite office delivers a Class A aesthetic within strict budget and structural constraints. A bold red-banded corridor defines the design, linking private offices to a shared kitchen and work area. Low floor-to-floor heights prompted an open ceiling concept throughout, except along the corridor, where a dropped bulkhead conceals building systems. Frameless glass partitions enhance natural light flow, while a clear spatial diagram separates client-facing and internal zones with efficiency and clarity.
